The vast majority of new homes in northern Virginia and Maryland are built to contract. What does this mean? It means … you select the lot; you select the floor plan with options; you select the flooring; you select the kitchen features, bathroom finishes, light fixtures, and a host of other options for your newly constructed home. Final selections can often be overwhelming because Builders will limit you to a very short timeframe to make your selections. As your REALTOR®, I will assist you in making desirable selections that also help to increase your return on investment.
Is my house finished?
So you are wondering about the delivery time for your new home? In this area, Builders normally deliver new homes within 6 to 12 months from the date of contract, depending on the size of the home, availability of construction materials and building permits, financing, and of course, the weather. While 6 to 12 months is relatively standard these days, delivery times often vary, which means you may need to remain somewhat flexible with your move. As your REALTOR®, it is my job to maintain frequent communication with the Builder, so that optional plans can be made if the delivery time for your home slips by a few days.

Working with the Builder!
You arrive at the Builder’s Site eager to purchase your new home. You are greeted by a highly-qualified and extremely helpful sales associate, who is just as eager to assist you in securing your new home. Do you know that the sales associate represents the Builder and is working solely to protect the interest of the Builder? Who is working to protect your interest?
There are several stages involved in purchasing a new home. Do you know what those stages are? Do you know the pertinent questions to ask when completing the Builders' contract? Do you understand your financing options and how to minimize financial risks? What is your expected increase in equity for the first year? Did you discuss future plans for the community including new roads, schools, and shopping centers? What about title issues and zoning restrictions? Will your lot contain an easement? Of course, I could go on … and on. These are all very good reasons why you need an experienced REALTOR® by your side when purchasing new construction homes.
